Is the building permit included in the price?
Architectural drawings for the permit are included in the delivery. The building permit fee and all other authority matters and fees are the customer's responsibility, unless otherwise agreed.
Who is responsible for authority matters?
All authority matters – such as the building permit application, neighbor consultation, inspections and other official fees – are the customer's responsibility, unless otherwise agreed in writing.
Is a soil survey required?
Yes. The customer must arrange a soil survey before construction begins. The soil survey is a prerequisite for choosing the correct foundation method. Without it we cannot guarantee that earthworks are included in the package price – for example, the need for piling or rock blasting only becomes clear from the survey.
What does "level plot" mean?
Earthworks are included for a level plot with an elevation difference of less than 1 m. Rock blasting, piling or contaminated soil replacement are not included – these are priced separately if needed.
Can the size or shape of the hall be changed?
Yes. We also deliver custom sizes – get in touch and we'll design a solution that fits your needs.

How long does construction take?
A 500 m² hall is completed in about 2 months. Construction time is calculated from when the permit is granted and the plot is ready with an elevation difference of less than 1 m.
Is MEP included in the price?
The main electrical panel and general lighting are included. The air-to-water heat pump and underfloor heating pipes are included free of charge. Other ventilation and water systems are priced separately as needed, according to the customer's wishes.
Is the price fixed?
The price is fixed for a level plot suitable for excavation. Any additional work (rock blasting, piling, contaminated soil) is priced separately before the contract is signed – no surprises.
Note: Price from €355,000 (0% VAT). The final price is confirmed in the quote based on the plot and location.
